A 21-home ownership development has been approved for a former mobile home park site in Costa Mesa.
The Costa Mesa Planning Commission approved plans for a 21-unit single-family residential development at 396 E. 21st St. during its Sept. 28 meeting.
Density Bonus Included
According to city documents, the 1.49-acre project includes 21 residential lots with homes reaching a maximum height of two stories. One unit will be reserved for a very-low-income household.
That affordable unit qualifies the development for provisions under California’s density-bonus law, allowing additional units and certain waivers from local development standards. City staff recommended approval along with a tentative tract map and design review.
Neighborhood Concerns Raised
Nearby residents raised concerns about traffic, parking and the project’s proximity to schools. The Planning Commission nevertheless approved the proposal after reviewing the project and applicable state requirements.
The site was previously occupied by a mobile home park. The approval clears a significant local planning hurdle for the new ownership housing development.
