The six-story proposal includes 96 market-rate apartments, 11 affordable units and two requested waivers from Irvine park standards.
Irvine’s Community and Library Services Commission will consider the park plan for a proposed 107-unit residential building at 2152 Dupont Drive tonight.
The project would replace an existing two-story office building and surface parking lot on a 1.08-acre property in the Irvine Business Complex.
Plans call for a six-story building with four residential levels above two parking levels. The development would contain 96 market-rate apartments and 11 apartments designated for very-low- and moderate-income households.
Proposed recreation amenities
The applicant proposes a recreation area containing a pool, spa, shaded gathering space, barbecue area, lounge seating and landscaping. Additional indoor amenities would include media rooms, a multipurpose room and an exercise facility.
The park requirement would be met through a combination of on-site improvements, park credits and an estimated $1.395 million community-park in-lieu fee.
Two waivers requested
Because the development includes affordable housing, it qualifies for provisions of California’s Density Bonus Law.
The applicant is requesting one waiver allowing a reduced park-dedication calculation for the affordable units even though the site is not within one-half mile of a public park or school playground.
A second waiver would allow the approximately 600-square-foot pool to receive park credit even though it does not meet Irvine’s normal minimum pool dimensions.
City staff says the waivers are consistent with state law and recommends that the commission support the park plan.
Tonight’s action is advisory
The commission meets at 5:30 p.m. at Irvine City Hall. Its decision will be a recommendation to the Planning Commission, which holds final approval authority over the park plan.
The meeting does not represent final approval of the entire apartment development. The project’s master plan and subdivision map remain part of the broader entitlement process.
Residents can review the staff report and project details before the meeting.
